Tell us your comps

Send your property and the 5 to 10 communities you actually compete with. If you're not sure, we'll suggest nearby ones.

We check their websites

Each morning we read what every competitor publishes on its own website: asking rents by floor plan, available homes, specials, and fees where they're listed.

You get one page

A short email and a printable report: lowest 1BR and 2BR asking rents, $/sq ft, what each community is offering, and how your published prices line up.

What's in the report

The numbers you'd collect yourself, already lined up

  • Published asking rents by bedroom count, with the low and high of what's listed
  • Rent per square foot, so a 640 sq ft 1BR isn't compared with a 990 sq ft one at face value
  • Specials and concessions, word for word ("2 months free", "$500 look & lease", waived deposits)
  • Simple effective-rent arithmetic when a special states its terms (for example, 12-month lease with 1 month free)
  • Fees where the community publishes them, and whether its prices include mandatory fees
  • On Pro and Portfolio: day-over-day changes and trends over time
What it doesn't do

Facts, not pricing advice

  • It never recommends what you should charge. You set your rents.
  • It uses only what communities publish on their own public websites: no private data, no pooled rent rolls, no data shared between clients.
  • It doesn't pose as a prospect, call leasing offices, or fill out forms.
  • If a competitor's website terms don't allow automated reading, we don't collect it automatically. It's marked "manual" in your report.

Built by an apartment owner, for his own property first

I own and run The Jade, a 238-unit community in Winter Haven, Florida. Keeping track of what the new communities around us were advertising meant checking a handful of websites every week, and the specials changed faster than I could write them down. So I built a tool that does it every morning and puts it on one page. The report above is the one I get. CompWatch is that same tool, offered to other owners and managers.

Questions owners ask

Where does the data come from?

From the public websites of the apartment communities themselves: their floor-plan and availability pages and the specials they post. We don't use private data, we don't buy rent rolls, and we never share one client's information with another. If a site's terms or robots.txt don't allow automated reading, we skip it and label that competitor "manual".

Is this pricing advice?

No. CompWatch reports what competitors publish and does simple arithmetic on it (like averaging a stated concession over the lease term). It doesn't recommend rents and isn't financial, legal or investment advice. Your pricing decisions stay yours.

How accurate is it?

It's exactly as accurate as what each community publishes that morning. Websites change and sometimes lag behind what the leasing office quotes, so every report shows when each site was checked and links back to the source page.

How fast can I get started?

Setup is within 24 hours of signing up. Send your property and your competitor list; your first report arrives the next morning (or the next weekly send on Starter).

Can I cancel?

Yes, anytime. Plans are month to month with no contract. Cancel from the link in any report email or just reply "cancel".

Can I change my competitor list?

Yes. Reply to any report with the communities you want to add or remove, up to your plan's limit.

Which markets do you cover?

We started in Polk County, Florida (Winter Haven, Lakeland, Auburndale, Haines City, Bartow, Lake Wales, Davenport), but it works anywhere competitors publish prices on their websites. Ask for a free snapshot and we'll tell you how many of your comps we can read automatically.
